Topanga Dreaming Rules

To ensure everyone has a safe and enjoyable stay, we have a few house rules. Following these helps ensure a pleasant experience for everyone! By booking our property, you agree to abide by the following:

•  Place used bedding and towels in the baskets provided in each unit.
• If you move any furniture, please return it to its original spot.
• The grass on the lower house balcony and in front of the main house is artificial. Please prevent dogs from peeing or pooping on it.
• Quiet hours are from 10 PM to 8 AM. Please be mindful of noise during this time.
• After 10 PM, only the approved guests should remain on the property.
• Please be careful in the yard area to avoid damaging plants.
• The property runs on a septic system. Please do not dispose of anything in the toilets other than toilet paper.
• For your security, RING cameras are positioned ONLY on the OUTSIDE of the property.
• When you leave, please place the keys and garage opener on the main house countertop.
• The AC heater thermostat is set to an optimal temperature and should not be changed.

• Please be careful with personal objects.
• Some cabinets and doors have a soft-close mechanism. Please don't force them; any damage caused will be deducted from your deposit.
• Always keep all doors and window screens closed to prevent animals from entering the house.
• Please don’t park cars on the driveway – especially overnight. All cars should be inside of the property or parked down the street - the driveway is shared. If you park on the street past the large green dumpster, ensure all four wheels are off the pavement (on the dirt, not the cement area).

• Maximum Guests: the maximum occupancy is 120 guests for events and 24 overnight guests.
• Unregistered Guests: Guests who are not on the reservation are prohibited from staying overnight. 

• Prohibited Activities: Illegal or disruptive activities are strictly prohibited.
• Noise and Quiet Hours: Quiet hours are from 10:00 PM to 8:00 AM. Please be mindful of noise during this time.
• After 10 PM, only the approved guests should remain on the property.
• Smoking: This is a non-smoking property. A fee of $320.00 will be charged for any evidence of smoking indoors.
• Pets: Pets are allowed with prior approval and a non-refundable pet fee.

• Fire Safety: Do not tamper with smoke detectors or fire extinguishers. Safety equipment is located underneath the kitchen sink and in all studios and cabins around the property
• Open Flames: Prohibit candles, fireworks, and other open flame sources indoors and outdoors. It’s a high-risk area for fires.
• Fire Safety: No open flames, candles, or fireworks are allowed on the property. Please use the designated BBQ area and do not leave the grill unattended
• Locked Doors: Please lock all doors and windows when leaving the property. 
• Emergency Contacts: Please refer to Topanga Disaster Survival Guide. 

• Trash Disposal: Dispose of all trash in the black trash bags provided. Place full bags in the large green dumpster at the bottom of the main house driveway. Don’t leave trash outside – we have wild animals that can be attracted to the smell.
• Damages: Guests are responsible for any damages beyond normal wear and tear. Any damage to the property will be deducted from the security deposit.
• Cleaning:  Please leave the property tidy by ensuring that all dishes are washed and put away, used bedding and towels are placed in the baskets provided in each unit, and any furniture that has been moved is returned to its original spot. Kindly note that the grass on the lower house balcony and in front of the main house is artificial, so please prevent dogs from peeing or pooping on it. A full deep clean is not required, but we appreciate your help in keeping the space neat for the next guests.

• Event Capacity: Events are limited to a maximum of 160 guests.
• Vendors: All outside vendors must be approved prior to the event and provide a certificate of insurance. If you are bringing your own, please make sure that they are licensed and insured.
• Parking: Guests should street parking observing the local parking rules. A valet service is available and might be required for larger events.
• Set-Up and Breakdown: Vendors are required to set up and break down during the hours when property is allocated to you. 

• Spa: The spa area is for registered overnight guests only. Please do not use glass containers in this area.
• If you use the spa, remember to rinse off before entering the jacuzzi.

•  Wildlife: We are the last property before Topanga State Park – please be mindful of wildlife and do not leaving food out or use bright lights during night time.
